So an apartment complex has recently become available in an area I’m looking to invest in. The complex is made up of mainly 1 bed/1 bath studio style apartments. There are also commercial units below. What are others opinions on single room apartments? Drawbacks? Positives? Feel free to ask further questions and I will try my best to answer. Thank you!

After paying the mortgage, saving for expenses; what percentage of the monthly rent should be a target profit?

Is the length the time a property has been available on the mls a sign that it is a bad property or just a sometimes missed opportunity? Thoughts?

Thank you for the feedback. I’ve been doing a lot research and trying to cut through the bull being promoted by “gurus” and just getting honest feedback. I was considering wholesaling as a steppingstone to buy and hold. I didn’t want wholesaling to be my sole revenue stream or the crux of my business. 

For an investor starting out, with limited income and debt trying to pay down, is wholesaling a truly viable option for someone to get started?
