Hello,
I am currently house hacking a four-bedroom house and doing rent by the room for the other 3 bedrooms. The bills/utilities are in my name and I invoice the tenants monthly based on usage.

I am considering getting solar (through a loan) to help lower the electricity bill and cash flow a bit. Does anyone have any advice on how to effectively and fairly pass along the cost of the loan and the savings to the tenants? Are there any logistics regarding splitting costs that I need to be concerned about? The estimated ROI on this is 12%.

Hello All, 

I am a rather new investor. I own 1 single-family residence that I am renting out and have also invested in Open Door Capital on their Cheval deal. I am looking at getting more serious about real estate and am looking for some advice on how best to find a mentor. 

My main goal is to build my real estate portfolio to generate enough passive income that I can quit my 9-5 and dedicate more time to RE investing. Any tips on how to find a good mentor would be highly appreciated. I am willing to work for free to be able to learn the business in my free time outside of my 9-5.

Hello All,

I am curious about the process to turn a 3 bedroom house into a 4 bedroom house by converting an office or other room into a livable space. The goal here is to increase the number of bedrooms to be able to house hack and increase cash flow. I would want to make the conversion as cheap as possible while still making it legal. My questions include:

1. What are the criteria necessary to call a room a "bedroom" in order to rent it out?

2. Is a permit required to make this conversion?

Any information you can share with me about this subject would be a big help to me.

I am just getting my feet wet in real estate. I have yet to purchase my first property, however, I am in the process. I am starting to build my team. My partner and I have drafted a business plan and I am wondering what the advantages/disadvantages would be of sharing that business plan with our current team members. This team currently includes a CPA, a real estate agent, and a broker. My initial thought is that I will help build rapport with the team and help them better understand our needs. I just wouldn't want to share any information that could hurt my business.

Any advice on this would help.

Hi, My name is Charles Bruckman and I am brand new to the world of real estate investing. I recently finished reading Rich Dad Poor Dad and it opened my eyes to the idea of collecting assets. Once in that mindset, I was referred to BP by a good friend of mine. Since discovering the BP website and podcast, I have been researching and listening non-stop. I figured now would be a good time to post on the forum and introduce myself.

I am mainly interested in single and multi-family homes to buy and hold to produce passive income through rent. I have been speaking with my brother about building a partnership to acquire our first property. There are many things I am still researching, such as forming an LLC, what type of loan would be best, location - San Diego or Phoenix (where my brother lives), and many more.

I am excited to be writing on this forum and I hope to connect with as many people as I can.
