Just going to share yet another ironic observation of mine:

To reply, (as the owner of a rental property) having a 3D Virtual Tour with Professional Floor Plans does many things all for the price of one media package:

  1. 3D Virtual Tours can dramatically increase the efficiency of property management in many ways.
    1. For rentals, the marketing media is entirely recyclable.
      1. Unlike a home for sale, the same virtual tour, images, and floor plans can be used once a tenant moves out;
    2. remote access to information about a property without having to visit the location
      1. tours can be tailored (with tags and image tags) to meet the needs of rental properties, including detailed information about various "hidden" facts, like circut breaker panels & details,  installed appliance details, documented feature conditions (flooring, windows, carpets, walls, lighting fixtures, etc), and more.
      2. our tours include an "On-Screen Measurement Tool" that can be used remotely to measure aspects of property elements remotely;
    3. Used as an initial step in the SHOWING process:
      1. manager can easily SHOW a currently occupied property online without the need to schedule with an existing tennant;
      2. can save the manager valuable time if the home doesn't meet the prospects' needs;
      3. gives the prospect more information about a rental than still photos;
      4. if a prospect reviews the virtual tour and is still interested, you have a more serious prospect;
    4. As-Is Property Documentation can be used as evidence in rental conflicts or litigations, especially when it comes to damaged property;
    5. We also offer Construction Snapshot Views for rehabs or new construction; the ability for a property manager or contractor to review what is behind the drywall can be critical to making repairs or modifications;
    6. Laser-Accurate Measurements, Square Footage calculations, and Professionally Drafted Floor Plans
      1. More than sufficient evidence if you are challenged with a SqFt dispute;
      2. Floor Plans make it easier to rent a home because it makes it easier for the prospect to make a decision;
      3. As-Built Floor Plans and Measurements are invaluable to any contractor and construction project;
    7. Tours can be assembled into a Catalog, essentially giving you a portfolio of properties to present for various reasons;

There are more benefits than I can imagine.  When I start my portfolio, EVERY one of my projects will include one of our 3D Virtual Tours.  For projects that are Rehabs or Fix & Flips, our team will benefit from the Construction Snapshots, increasing our buying power & Lender Leverage by having well-documented proof of success & properties at our fingertips.

All for the cost of one media package, btw.

I have run into a wall that has made it impossible for me to update my company profile:

"Primary-category-company-id Type is required."

I can not locate where this can be updated, so I'm stuck...

I talk with Realtors and investors daily.

One topic that I like to discuss is using interactive virtual tours (iVT) for Investment Properties (iP). 

The first thought is always, "not worth it".  I disagree.

If you focus your thought on time and qualified buyers, an iVT of an iP will filter out buyers that are not seriously interested in the property in its condition before they even dial.  When an inquiry for a property is recieved after viewing the iVT, the buyer is already totally aware of the actual appearance of the interior, and is obviously going to be more interested than someone who has not seen the iVT.

An iVT will reduce or eliminate wasted visits to show a property to an investor with higher expectations than what is actually behind the lockbox. It will turn around the buyers who expect to see fresh paint, beautiful wood floors, straight cabinets, and clean baseboards. 

Only buyers that are actually interested in the iP will contact you after seeing the iVT.

Floor Plans.  Who has time or money to invest in having "as-built" floor plans made for an iP?  My response to this is focused on the buyer.  The buyer will want floor plans, wether or not they ask for them, they want them because they are a major help to nearly every aspect of a propert investment or renovation project.  If you can provide accurate measurements, area calculations, and floor plans, you can give that buyer most of the information they need to estimate a renovation before the sale, giving you once again, a more qualified buyer.  Professional Floor Plans also give you market leverage, because most iP sellers won't have them, and understandably will often refuse investing in having them done.   

What if you could have them done, along with professional room measurements, floor area calculations, photos, a 3d iVT, and easy to use marketing materials, all for less than what it costs to have just the floor plans drafted?   Well, that's what some have called a "no brainer".  

So, yeah, an interactive virtual tour of an investment property could be your time machine, pre-qualifier, and market leverage tool, but only if you wnt to save time, money, and get more qualified buyer's.

The alternative remains the same as it has been for more then a decade.

Pointless visits to show an iP to a buyer that is looking for more than what the iP offers.  Lots of abandoned return calls and email responses about the iP. Time and lost billable hours wasted on working with potential buyers that keep pestering you for questions and info that could easily be answered with a single iVT.  I guess some people just like it that way.

I'm not one of them.

Illness whatever I need to use to get greater leverage in the market, to connect with more qualified and screened buyers, and to save time and money.

With the integration of interactive virtual tours (not just photo slide shows or walk-thru videos that drag you through a property), what's stopping rental property owners (RPOs) from using the new technology to market their properties? 

It makes sense to me that having a virtual tour, PDF floor plans and property brochures of their properties would land more qualified renters in less time.

Are RPOs held to the same requirements as Realtors selling real estate to provide current imagry/photos of a rental each time thet have a turnover?  Also, do RPOs have to provide room measurements?  

I know many renters are looking for the same general information that home buyers are looking for, like room measurements, floor plpans, area calculations, neighborhood information (like schools, grocery, restaurants, and transit info), 3d Virtual Tours, and obviously high quality photos.

So why aren't RPOs looking for easy to use marketing tools that can be recycled for each turnover?

Just curious.
