Just looking for a good electrician in the Charleston/North Charleston SC area. Any recommendations are appreciated it's a small issue but most companies are asking for crazy rates! Is 150+ per hour normal here?

My plan is just to do a conventional loan and do some minor repairs. After that I'll have the property reassessed or refinanced to get rid of the PMI. The comps in the area are going for 220 and my bid was 178 so it shouldn't be a problem. I'm house hacking anyway so it doesn't make a huge difference I just wanted to attempt to use the VA benefits!

Thanks I actually didn't know they required the utilities for the appraisal but it makes sense. They are allowing me to turn them on for 3 days during which I was planning to have the home inspection. 

It seems like a VA loan isn't going to happen so I might just go with a conventional and save the time.

I recently (Thursday) placed a bid on a HUD foreclosure and won! The property is in good condition, but I expect the VA to require a few small repairs. The problem is HUD doesn't allow or pay for any repairs before closing. I've asked my current lender about holding funds in escrow, but that isn't a possibility. I do plan to ask a few other lenders, but I don't expect that to work. Because of that, I was wondering if anyone has heard of HUD making an exception to the policy? If so, any suggestions for moving forward? I can use conventional financing; however, I'd like to take advantage of no PMI and the much lower interest rates of the VA loans.
