Am looking for a good online course to get my hours for the real estate agent in Colorado. Am wanting the liscense solely for my personal use in my buy and hold rentals.

Even with bay area prices this shows a very accurate picture of rehab.

Following the post from Colorado. 

Also unless that house is in a nice neighborhood, this eviction will be a real educating experience.

From my own experience, $12k is far to little to get started in Colorado unless you intend to be very hands on.

As far as out of state if you go that route have a equity partner that is local to the area. 

Never do repair for rent. Unless you prefer repairs and not money.

Sfh or multi family? Smaller communities are a little harder to cash flow than larger ones because you have a smaller customer pool. Would just say increase your vacancy rate when you run your numbers. 

find out the main employers in the area and make sure you stay attentive to how they are doing because it only takes one to close it's doors to have a drastic impact on a small community.

Bring something to the table that is of equal worth. Knowledge,  skills, your track record, something they don't have that you do that will bring them value.

If am the sole shareholder for a holding company  formed as a c Corp whats the best way to continue to invest additional funds from myself into it?

Background: I intend for it to hold real estate, shares for an s corp(multiple investors real estate), along with part/whole ownership of other none real estate service business.

I have no intention to with draw funds for 10 years as I indeed to feed the beast.
