I am not a wholesaler but I can send you a wholesaling p&s agreement to use.  It is not state specific, but I don't think that's necessary.  You can always tweak a contract as needed if.you find it needs something for your any given situation.

Didn't a lot of REI lose everything about 15 years ago? I don't think that was s Sub To problem when the bubble burst.

Many Title companies / closing attorneys will not allow you to use B-C money to fund the A-B transaction.  This is where transactional funding comes in, a service I can provide, that will cover the A-B purchase for you and get paid back from the B-C proceeds including a fee.

You may be able to find title that will allow you to use future funds, but that really are two separate transactions, two separate closings, etc.
