With rising interest rates, do you think it's still a good time to purchase a single family home? This will be my wife and I's first home purchase and we can potentially get into a great home for relatively cheap due to a family friend who's giving us a considerable discount on a home in the Orland, IL area. But with the fed raising interest rates

Hi All,

Looking and running analysis for my first multifamily deal in Chicago. Should I focus more finding a property that will cash flow positively day one with the COC I'm looking for or get into a property that's breaking even while living mortgage free from the tenants and save the money that I would've been spending on mortgage toward property #2?

Relocating to Chicago this Feb/March 2022 and plan on finding a multi-family 2-4 unit property to house hack with my wife. Starting my preliminary search of the city, neighborhoods, zips, and surroundings areas to narrow my search and plan a visit with my local relator soon.

What areas and neighborhoods would you suggest I search in? I understand my tolerance on price and condition of the property will help determine where I look, but wanted to see if there were any neighborhoods I should make sure I don't overlook. I preferably want to house hack a property that I can force a little appreciation into with updating and TLC, but also wouldn't mind a turnkey property if the location, cashflow and cap rate makes sense.

Not sure about any upsells, but it is a paid mentorship training course that you through and they assist with helping you learn how to find, finance, and close multi-unit property deals. Wondering if anybody has any feedback from the program. @Dell J.
