What are some ways people have and can raise capital for a down payment when it's pretty large? How do you go about paying those people back? Thanks

Hi I currently live in San Diego and I am super new to REI. My goal is to have my first property by the end of the year. Obviously I won't do it if I can't find something that's good but that is the goal I am setting for myself. Right now I am thinking about multi family homes that provide good cash flow and slowly moving up, basically using plan 1 from THe Book on Rental Property Investing, chapter 3. Where my problem lies is that I live in San Diego and I don't think that it Ian very feasible to do here (could be wrong though, again new guy here). So I might thinking my move might be out of state investments. I was just wondering what you all think think of that being way more experienced then me? Also if that is the right move what are the best markets for cash flow? Thanks!

Hi I'm pretty new to this whole real estate investing thing trying to learn as much as I can but also figure the best way to learn is going to be by jumping in. I currently live in San Diego and was searching the forum on some good out of state markets and stumbled upon this find. What are some things I should be looking for, considering, thinking about etc. Any and all help would be beyond appreciated by this newb!

Hey guys my name is Charlie, I'm 26 and I live in San Diego. I am currently in the military and looking to get into the real estate investment world. Right now I know jack diddly squat so I'm just trying to read as much as I can and just absorb as much as I can. Living in San Diego I think my eventual goal/ plan will be to do out of state investing since the cost out here is much higher then other places. My short term goal is to buy my first property within the year as soon as I can learn and figure out what is even going on haha.  Anyways excited to start learning and getting started on this road!
