Hello Bigger Pockets Family,

I have a client who is looking to take advantage of his green space by adding an attached 2-car garage with a loft/1br apartment as the 2nd story, to his current home in the Charlotte, NC area. First, are there any contractor recommendations? Second, any advice I can pass on to him as well? I would imagine he would have to pull permits, and ensure his zoning permits this (No HOA, FYI). Any feedback is greatly appreciated.

Hi Alena, thanks for the response.  Those options were explored as well.  Since they are looking to take on as many projects as possible, every avenue is being explored.  

Any specific markets you're looking for in the US? 

Hello everyone. I’m working with two clients who are non-citizens of the US. They currently have a decent sized portfolio of flips, new construction, and long term rentals.

They are currently trying to finance more flips and new construction projects, but also trying to avoid the high cost and time constraints of working with hard money lenders (I.e. dealing with inspections before each draw). 

The issue they are running into is although their rentals have significant equity, they are struggling to find a suitable lender where they can access cash via HELOC/Cash-out refi because their properties are 1) Held in LLCs & 2) They are not US Citizens. This would be a favorable route because the cost of money is cheaper and easier to access.

My question to the Bigger Pockets community is, are there any lenders and/or advice that would help them access equity for future projects? Any help would be greatly appreciated. Thanks!
