Post: Buying HOA Lien Before Sheriff's Sale - Colorado

Hello everyone,

I have looked extensively through the BP forums about HOA Liens and was left with one question that was unanswered.

I understand that if you buy the HOA Lien BEFORE a Sheriff's sale you don't have ownership rights, only the RIGHTS (and related costs) to continue the foreclosure process.

So my question is this:

If all of the work up to the point of the Sheriff's sale is complete and the Sheriff's sale date is set, could an investor just purchase the lien and continue with the set Sheriff's auction or will the investor have to start the notification process over again since they are a new party?
