@Rick Baggenstoss Sounds like you have a good portfolio for STR in the Atlanta market. Glad to hear youre seeing success in the area. Do you have preferred cleaning company you use for your rentals?

@Michael Baum Thanks for the reply! I would absolutely only get a property that could be utilized as a LTR as well. With the laws changing it makes sense to have this as an "exit" strategy for STR

Hi all!

I am curious to hear from those currently utilizing STR/Airbnb in the Atlanta market.

I am looking into properties in the area and love the idea of STR. From my research, it looks Atlanta proper has regulations including obtaining a business license and paying hotel taxes. While specific neighborhoods have banned STR, like Brookhaven, all together. I believe Sandy springs is under going strict regulations as well.

What success is being had out there? Is the profit worth the license and tax over long term rentals? Curious to what areas are seeing success?

Any other insight is much appreciated!

@Kavian Anderson-Spells Thanks for starting this post and good luck on your investment journey!

I am new to REI myself and grew up OTP. I have been researching ITP and specifically driving the west side (hunter hills, wash lark, Mozley, west view, west end, grove park) to get a feel for what the condition is like and how far is it from developing. I think you really need to drive around these areas to understand where you would want to invest because it will dictate your tenant as @Canesha Edwards said. To me, until you can find a great deal in this area the rent rates will not give me a good enough return. I’ve heard more and more about the south side having increased potential. From what I’m seeing people are asking too much for the condition of their homes in these areas and most deals don’t make sense, off market may be a better option. I’m also right there with you @Robert Collins trying to be patient, which can be hard when you’re ready to go! But until the deal makes sense with the rent rates it will take some time and effort.

@Sammy Lyon Thanks for sharing your story! I am a new inspiring investor and I love to hear how people got started. 

I am curious, what made you decide to invest out of state? I ask because I currently live in Atlanta (where I was raised), but my heart lies in Denver (where I lived for a year after college). I dream of a multi family property there and would like to house hack the property to start. Any advice for someone interested in looking out of state? I know there are resources and books to help with this topic as well, but always nice to hear from personal experience.

@Alec Granger - This is all very helpful information, thank you for that. I am also in the research and prep stage of investing in Atlanta. My goal is to find a property in the next couple months to move forward. I grew up in the NW suburbs of Atlanta and know the future is bright ITP. I've been researching that exact zip code because I see it as a path of progress from what it used to be. Ive been trying to learn everything I can with every spare moment I have to make a smart investment in this area, recently becoming a Pro member after watching last weeks webinar on rental by Brandon.
