Rich, Springfield is growing, as is Eugene. The U of O is of course a big draw to the area. College rentals are very big obviously. Curtin isn't too far from Springfield. Do you still own that little place? I'm always up for a drive to look at property! Especially country properties. We moved here to get out of S. Calif and raise our three kids out in the country with horses and animals - not because of nuclear fallout, but S. Calif wasn't the place it used to be when I was a kid, but then again, no place stays the same. I'm new at real estate, but overall I think I'm doing pretty good and found a great gal to work for. If it weren't for short sales, I'd be doing really well. lol We have a lot of them on the market right now. I think it was a good choice to move here but I do miss the dry weather! But I couldn't have the acreage we have here in S. Ca. As far as the negative attitude towards newcomers to the area, I have heard rumors that is was like that, but I've never encountered anything since I've been here. I've heard that it might've stemmed from a billboard near the border that said something to the effect, "Welcome to Oregon, now go home", but not sure if that's just an old rumor or if it was true? :-) I am not too familiar with property management companies in the area yet so I'm not sure if your old property manager is still in business. I hope she is! What a nice start that would be in the business. A vote of confidence always helps one's attitude.
Anyway, since this is a public forum, I'll stick to the topic and not bore everyone to tears with my rambling! I'm really excited about finding this website and reading what everyone has to say! I'm quite impressed with everyone making money in real estate investing even in this slow economy.
This question is for you, Rich, and others: What adjustments have you made in the past 5 years due to the slowing economy? I wouldn't think that new construction would be the thing that popped into your mind when real estate sales slowed and foreclosures started happening everywhere, but if so, why is that?
