Thank you for the detailed reply. I really appreciate it. I will message you with specific questions as we get further along in the process. 

We are out of state so we would be interested in 2-4 units most likely but purely from an investment standpoint, as opposed to owner-operator. 

We are also not set on Pensacola, but looking at multiple different cities throughout Florida.

What cities or areas do you mostly work in?

Hey there. Looking at some potential multi-family properties in Pensacola. Anyone know what the rental market is like currently (hot, cold, etc)? Or have any knowledge of that particular market they'd be willing to pass on?
