I've been wholesaling for about a year now and I seem to run across the same consistent problem. How do you find the owner of and abandoned house?

I've heard put your sign in their yard
Leave notes on the door

Isn't there an easier or more specific way to find the owner? When I look at the tax records, I don't see any information that will help me find them.

The majority of my marketing has been direct mail from pre-foreclosure lists or from signs. I agree the leads from the signs are not enough to get a good ROI on the money I put out.

My buyers list I also developed from Craigslist with a catchy niche, that works everytime. I also go to a lot of networking events that's always a huge help for me.

Finding distressed landlords was a easy. I went to the County where they list section 8 housing and they give you the landlord and all of their properties free! Just tell them you looking for a place to live and you need a list of sec 8 housing in the local area. It should have the owner as contact person. Call them and let them know your an investor and you are looking to find out if they are interested in selling their properties (sometimes they have more than one.) or you can ask them if they are looking to increase their inventory!
