I would looks at Kileen ,San Marcos, Bastrop and Collège Station for multifamily properties. These areas have had a steady population increase and you have a tenant base from Military, College Students and relocations. 

You can split the money into several projects to limit risk eg 4 projects with a total of say 20 units (being ultra conservative) you would need to cashflow $250 per unit to hit your $5000 target.

Your local Credit Union is a good place to start. They typically have very favorable terms and less red tape.

EECU is pretty good.

Good to hear you are jumping in. I'm starting out in the fort worth market as well and will add what I have found so far.

All Tarrant county property's  records are free to download online so you can pretty much have all the properties, residential and commercial.

A lot of flip activity takes place in the C class neighborhoods along  I35 between 820 and I20. Some of these areas are a little rough.

The cultural district is booming and there are gems if u take the time to look.

There are many pockets of nice bread and butter homes for rentals .

Most wholesalers are overpaying and so there is little meat on the bone.

The market has cooled down from the massive appreciation we saw over the last 5-10 years.

Congrats on taking action David. Your next step is mailing to you list. You can mail blind offers, postcards or generic letters that you  would like to buy their property,(look in the resources section her on BP for samples if you need them). You can mail manually (which i would not recommend) or send the list out to a service that will mail it out for you. Just lookup direct mail services in the forum her on BP, or on Google and you will get an idea of who to use.

Get an affidavit with signatures  acknowledging monthly rent feom the tenants.
