Thanks everyone for the information.  This is my very first deal with owner financing.  My lawyer doesn't want to do it.  I need a lawyer that will.  Anyone know of any in Connecticut?   With owner financing does the buyer get on the deed or does the deed transfer to him?  Can anyone walk me threw this from A to Z?  The seller wants to keep the insurance in his name but the buyer wants to get his own.  I have 3 buyers for this property so I'm doing good and it's gonna happen but I would like to look a little more professional. lol you know what I mean.  I don't want to blow this deal.  Please help me somebody anybody. lol   Thanks for all your people's help.  I'm love the bigger pockets site.

question?  When doing a owner financing deal.  Does it matter if the house still has a mortgage on it. Can you still do the deal if its not free and clear?

if you can qualify pre qualify and the house qualifilys I don't see why there would be a problem
