Steve  the reason why is because. In all  truth I don't see the value in cap rate formula in investing and was trying to understand the logic behind it

When investing do you look for appreciation or  cash flow. Whats a good cap rate?

 My advice contact a real estate attorney or accountant and see whats best for you ( states vary)  If this wont be your only real estate investment I would set up a business. Remember to treat it as such as well

@Hayden Russell first things first I would work on my credit and put up reserve money real estate will be there but you need to position yourself so you can stay there

@Jon Reed I can see that and agree. They are definitely getting the rents though. I just feel that single families. Have less of an overhead and a turnover
