Good afternoon ! I guess it’s safe to say you guys will see a lot of me on here now 😅 

So I came across a way to further my wholesale deals but there’s not a lot of information about it on YouTube or google. Not to sure what it’s called either. So basically when I find a cash buyer for a property I’m wholesaling I can see if the lot that the house is on is able to be purchased as a split  & Im able to record the other half of the lot at closing . From the little information I have on this I can build on this lot 100% funded by a lender & profit . Has anyone heard of this and is this the right term for this kind of deal?

Good evening BPers, I'm sure everyone has been tuned in to things like the Stock market, crypto , tech millionaires & Real estate of course. I can't help but to see the large amount of self proclaimed veterans in the industry talking about how the economy is starting to mimic another crash . I'm just getting into real estate ( investing & STR's at the moment) so I only know as far as research will lead me when it comes to 2008-2009 (my middle school years, yikes) my question is :

Do you think we are going into another crash? And how badly do you think real estate will be affected this time around?

from my understanding 2008-2009 was more of a loan issue that couldn’t be corrected. I don’t think that is the case now but I’d like to get some insight from professionals who went through that time.

I used nearly every piece of their study materials from their website under Student Resources to study for the state exam and those helped immensely. You may want to check those out if you haven't done so already. Which subject area(s) are you having the most difficulty with? 

 Real property ownership and property management mainly . I'm going to use the resources on the sight to study also .

Anyone from the triangle area (North Carolina) attended HPW real estate school and pass the RETEST ? (Or any school) I have my retest coming up and I overheard that it is harder than the actual test. Any advice would be helpful . Thanks !
