Thanks for sharing your story Anton! I currently have 11 doors and want to get 6 more this year. I also live in a semi-expensive city (in Canada) so the majority of my units are in a different province where it is much cheaper to buy. High vacancy and cap ex, but each door cashflows decently well. 

I'm most interested in how you built the team of people working with you. I have yet to find a real estate agent that understands what "good numbers" look like, or are willing to learn. I have also bounced around with lenders as I don't find they get it either. I would ideally also like to hire a property manager as well. So my main question is, how do you find these people that become part of your team?

Thanks for the detailed and quick response Dominic! The management company do say they are "looking for the right fit" of a tenant, so that's why it may take longer. Though everyone is only signing 6 month leases (she said it's hard to get anyone to sign a 1 year lease in SJ) but then of course, the management company gets 1/2 month rent with each new tenant. So that's why I find it a bit fishy, though they have been lovely to deal with otherwise. 

Yes, if you like your contractor in SJ please let me know. We plan on buying more uptown units in the near future so it would be great to have someone on hand!

Hey BP Canada network!

I have a 6-unit and a newly acquired 2-unit property in uptown Saint John area. The current 6-unit is fully tenanted and I am using property management, but I am unsure whether I am happy with them. There seems to be a lot of turnover in tenants and some months where units go vacant. I am unsure if this is just the Saint John rental market or an issue with the property management company I am using. I recently relocated from Victoria, BC so I am not used to units ever going vacant... 

Alternatively, I just closed on a duplex in uptown area and it needs some minor work done in the next 4 weeks. Countertops, flooring, peeling wallpaper, paint, changing light fixtures, etc. I am located in Halifax, NS so I want a contractor that I can trust. 

Anyone have suggestions for Saint John?
