@Ray Reed I'll look back at what i've read but i grew up in and am currently helping my grandparents with their taxes in UC and they tax at the highest rate for props based on what i know...i could be wrong as i'm not an expert...

That area of Jersey is BOOMING right now. If you're familiar w/ the Newark area all of MLK Blvd new condos/townhouses are being built all the way to the Riviera...Union county is the most expensive county for prop tax in the state. I'm a newbie too so i'm still researching and learning(working to close my first deal by August!!!) but wanted to let you know whats happening in your areas of interest!

I'm from the great state of NJ but moved to PA for cost of living decrease and plan to invest where i live now.

@Paul M. i saw on an older thread that they have the capability to "freeze" the account that was setup for the tenant via a request from the landlord. I don't have direct experience but i've read that they do offer this feature.

@Josh Dillingham @Julio Miranda thank you both for your input! I just reached out to my lender and asked if the renewal would require a hard pull. If it doesn't, I'll go with your suggestion, Josh but if it does than i may as well go with the new lender.  

Julio that's great advice about the utilization. I may wait until the 5th when my statement posts since my utilization was way higher last month than it typically shows. I've paid it back down to 1% so waiting is definitely in my interest.

Hi All,

So my fiancee and i have been shopping around for multi's and haven't found anything yet. We ended up switching realtors but are now running into an expired approval letter issue. I have a few questions:

1. Is this new inquiry going to seriously damage my credit score?

2. I'm thinking of switching lenders: if i stayed and they did a "dust off" of the expired one would that be better for my credit?

Hi,

I got preapproved for a loan and am currently looking for deals with my agent for triplexes and quads. The issue is inventory is flying off the shelves before I can even go see some of these props let alone put an offer in. We did put one offer in but it was rejected and thank God bc the numbers weren't great. I almost made a terrible decision based off of emotion and desperation (WONT happen again).

Does anyone have any strategies for finding deals in this current market in PA? I've called a few home owners who have props that I'm interested in(found on the tax assessment site and created spreadsheets by county for the land use codes Im interested in) but was wondering if anyone had any other ideas.

Am I just being over anxious and should just keep scouring the MLS until we find something?

@Jon Graboyes Is there a formula that you use to include U+O into the numbers for analyzing a deal?

@Steve Babiak what if your "backyard" is Norristown? Do you have any other suggestions for areas that could have greater potential? I'm currently searching for a multi to house hack. Have a preapproval and a realtor already but I'm a new transplant to Montco. I work in KoP. I would appreciate any feedback that you have to offer!
