Thanks! I've been really digging around the forums. Now that I have this information swirling in my head I've been itching to just quit my job and go back home. Not the smartest thing to do financially right now. Once I do get back home I'm going full time investor.

I'd love to get started tomorrow but I'm on a year contract to Iraq. I don't have any contacts back home to partner up with deals. Just gonna have to wait til I get back stateside to begin :)

Has anyone dealt with contractors in Yuma? Seeing as Yuma is a smaller town. Also, are you seeing a potential for growth? I.e anything being added to Yuma to make it a more lucrative city to live in?

This is great. Very eye opening. Here I was just thinking about buying property and have long term tenants. This changes the game for me! 

How often do you hold these meetups?

Melanie thanks for your response. That great idea. That is a very sufficient way to make some cashflow and purchase a less expensive property. I like my personal space though. This does open up more opportunities so I might take a look into finding some larger single family homes!
