@Adam Karr I'm currently looking into a CRM for myself. I've been using Podio but I need more functionality than it's currently providing. I've heard that investorfuse.com is a good program to use. They previously built out a system that integrated with Podio but they have now created their own system. It may be worth checking out.

In reading your concerns regarding the market, have you considered other ways of investing your $170k in real estate outside of flipping until the market correction happens?

@Joe Villeneuve Well I'm interested in learning more about the benefits of one or the other but at the moment the initial investment would be a loan. The $500-$1500 would be per month.

@Joe Villeneuve In general I'm looking for options that would get the most cash flow within the first 2 to 3 months with the initial investment of $50k. In my market I could purchase 2 to 3 single family buy and hold properties (depending on the amount of repairs and fees) around $50k each with a 10% to 20% down payment with upfront repairs between $5k-$10k. Once repaires are complete I'd be able to rent each property for around $900 per month with an approximate net cash flow of approx. $180 per month on each property after loan repayment and fees. 

I feel that I could get a better return on my investment with the goal being monthly cash flow if I were to consider other options. Until recently my main form of investing has been buy and hold but I know there are many other strategies that one could use with a $50k investment.  

I'm generally looking for options that I haven't thought of or aren't aware of.

We're considering starting out with $50k to $100k max. I'm interested in getting some options and/or strategies on how one would use private money of $50k to $100k with the goal to be monthly cash flow within 30 to 60 days.
