yes @Ryan DosseyI know I cant really compete with an all cash offer unfortunately. I was thinking of doing something like a lease option and making subtle improvements and selling for market value after 6 mos possibly but I'm worried with values on trailers. The only thing I would do is build a nice deck for the home and small touchups around the house. I would probably only put around $5k into it and do the work myself. Maybe if it's a lease option thats only for 6 mos they would consider b/c I could offer $35000 and market value is already $50000 without improvements but I need to do some apr research. Also the source is just my step dad!

I found a property that I think could possibly be my first deal. It's actually my neighbor's home! Story is that this older couple bought a trailer for their son for him to stay in for college. He stayed there 4 years, then moved. Owners rented for two years and now they just want money. They're an older couple, they'd rather have the cash than deal with tenants so they're motivated. I think they had this great idea they could just rent it easily and it would all be great but it is sometimes not rented and they probably didnt realize all the aggravations with being a land lord. An appraisal was done on the property and valued it at $50k (mostly from the land but the trailer is still in good condition), but I heard from a very reliable source that they would possibly accept $35k. From the same source I was told that the owners had recently gotten an all cash offer for $30k... so I have to act fast!

Now before anyone give any advice I filed bankruptcy not long ago. I have bad credit and only about $5000 to work with. What should I do what would you do in my situation!

I currently want to start investing in real estate but I dont know where to begin. I would like to do flips. Not really interested in wholesaling to be honest. I filed for bankruptcy 6 months ago. My credit obviously isnt the best. I only have around $3000 to invest at the moment. Long story short I have bad credit with little money but I want to do flips. Please spare me the hard time with this I get it all the time. I understand it takes money but my brother in law told me about this website and talked about creative investing. We talked at christmas but werent able to really get inot it. My passion is flips. I have been in construction for many years and see the potential in it. where do I begin with my dream of doing flips? should I just save up a lot of capital and try to flip later? I dont want to keep putting it off and never begin. I just need some guidance. I am very self motivated but need a direction to head
