@Michael Kinsella that's perfect. Thanks for the information. I'm sure I'll learn by doing, but it's good to know what to expect when I start communicating with hard money lenders.

@Nate Bell I appreciate the insight. I'd prefer to avoid a prepayment penalty, but it's good to be aware of it.

Hi everyone! 

I'm just getting going on my real estate journey. I bought a buy and hold duplex in Saint Louis just last year, and it was a great learning experience. Now I'm looking to step it up and approach my next deal through the BRRRR method. I've complied a list of hard money lenders, through recommendations by fellow lenders, agents and BP forums. At this point, I'm ready to start contacting those hard money lenders to form connections and be prepared to make offers.

I am wondering what advice would be valuable to me when approaching hard money lenders? What to look for, what to avoid and typical terms/conditions I should be aware of?

Awesome deal @Mario Rosales! I hope my first BRRRR will be as successful as yours! I'm just getting going by forming my core four (as David Greene would say in his BRRRR book), so your project gives me the motivation to keep going.

@Sergio Remedio sounds like you understand the process, but are unfamiliar with a few parts and thus are a bit wary (don't worry I've been there and still am to a certain extent). Best approach I've taken is learn from others, who've been there and done that. So if I'm unfamiliar with how to do hard money lending, I reach out to a investor who has or an agent who knows the process. I chip away at the information I don't know until I have a firm understanding and feel confident. 

That's just one way to approach the mental game. You got this!

@Neil Painter welcome aboard! You're in a great place to start investing. As an out of state investor, I'm a bit jealous. I'm still eagerly waiting to come to St Louis to see a Cardinals game. BP is an awesome place to connect with fellow investors, agents, contractors and all sorts of professionals and experts!
