Post: How to turn 200+ acres into $?

There’s an opportunity near me for a subdivision of sorts and I’m not sure where to start. I’ve always wanted to build a subdivision and people in our area are looking for land continuously. Does anyone here have any insight on how I could start something like this? Was considering splitting it into 3-5 acre lots for sale. Any investors looking for opportunity in something like this?

We are possibly about to build our first duplex of hopefully many to come. If you could help someone prevent the mistakes you made while building a duplex what would they be? What are some tips, tricks, designs details and such you would implement now that you have had your properties a while. Does anyone have any blue prints of properties they would be willing to share?

@Jonathan Styer
All of our other properties are mortgaged at the moment. Since we haven’t had most of them but a year we don’t have enough equity.

@Jonathan Styer
I don’t have the cash at all that was why I was asking the question.

While the heading may be a bit misleading it's not entirely out of place. My brother and I are fairly new to real estate investing. We have a little over two years and 7 properties in our portfolio we have, 4 single family, 1 small commercial and a 1 acre lot we just acquired. What it all boils down to is there is a building...a very large multi unit building in our town for sale and I want to know how investors such as me acquire an investment property in the $2+ million dollar range. How do you take that step and go from a few small houses to that? I'm a risk taker and have never had any financial backing but I'm looking for creative ideas in which I could grow my company to that league? Hence the heading "She's out of my league" this building feels out of my league but I still think that mindset will hold you back. So I'm asking how do I get to that league? The price to build around here right now is around $150-$175 a sq. ft. This building is $84 sq ft., 6.28 Acre, 22,334 sq ft, and has around 11 units that I can tell from the street.

@Bryan Vukelich I have been told about both of those. I feel they are done to death in our town though. Thanks for the input I’ll look into it!

My brother and I just added a 1 acre lot to out portfolio and we were curious if anyone had any business ideas we could use it for. It is currently zoned commercial and right off of a major highway in our town.

Our company is possibly looking for other financing options for our future rentals and I came along corevestfinance.com. Has anyone ever dealt with this company or heard of them before? We are only dealing with local banks at the moment but I feel we may have better options if we venture out. We currently have 6 properties. We have 5 single family homes and 1 commercial property.
