What dialer are you using? What kind of data are you calling ? Would love to throw out some pointers 

That would be greatly appreciated, currently we are using SmrtPhone. The two main data sets i'm calling is pre-forclosures and the other is broad courthouse data (Probate, divorce, delinquencies, etc.)

Thank you for sharing that with me! I like the way you categorize the personas. Ive talked to enough people to be able to picture who fits what lol 
In terms of problem solver that is a skill i'm developing everyday! I have been doin acquisitions for about 5 months now and my brain just started to piece together what that looks like and i can honestly say the same. I have had good responds with that. Although I haven't gotten a yes yet, the sellers weren't upset with my offer. They understood our position and we just weren't a good fit for them at the time.

@David Ramirez Awesome, that would be great! 

Right now I am manually dialing each number and calling. Thats a good point, so yall find that following a call with a brief text isnt really worth it to much? I would have to ask about the dialer and see if that is an option. Im not familiar with that, but it sounds great!

@Ken Holifield I hear you on the regulations part. It is a fine line, thats what i'm trying to figure out how to navigate without crossing that, but also not pushing the potential seller completely away if possible. 

P.S. Awesome, definitely! I've been doing real estate for about 2.5 years now, but just recently switched to the off market side. So i'm trying to grow my network and learn as much as I can.

Hey @Joel Bongco, I primarily focus on Pre-forclosures. I also have a seperate list of courthouse data, Probates, Divorce, Tax leins, Ect. Its COLD data so i usually focus a few hours per week to that list. Each address has 2-4 numbers associated with it, so I double tap call all of them, but idk what to text them after they don't answer. 
I've been brain storming some ways to get my message across without scaring them into never picking up. Or at least give them the confidence to tell me "NO" instead of ghosting. Although I understand they will ghost me, if i can minimize that metric that would be great. Is this an unrealistic expectation?

I'm looking for some information / guidance on cold calling. I like to follow up my call with a text, especially if i'm not able to leave a message. Where can I look for a good cold call follow up texting scripts or at least some tips on what to say that is short and to the point, but plants the seed of curiosity? I understand that doesn't always work out, but id like to hear from the community and see what works for others.

- I'm calling courthouse data.
