What is everyone's strategy to using none of your own capital to invest in real estate. Those I have talked to have told me to use private lenders but typically the max ive seen is 80% LTV so where am I going to get the 20% down payment without using my own capital? Curious to see everyone's strategy's.

As a new investor with little access to capital I am constantly hearing the phrase “raise private capital”. I don’t come from a rich family and don’t know any wealthy people to borrow money to invest. Any solutions to how to raise private capital?

As a new investor starting out what would be a good decision. Would purchasing a primary residence and using that to leverage more properties or purchase a investment property as a way of leveraging for more properties.

As a young man (20 years old), what would be the best option to begin investing. I would like to start out either wholesaling or flipping. I have located several flips but not sure if I would be able to sell after flipping. Do you first find a buyer and then flip the property or play it safe and wholesale the deal. Need help and open to all advice. Thanks.

Has anyone ever attended a Than Merrill 2 hour free seminar? I was registered to attend one this weekend but plans changed and unable to attend unless I take off from work. Looking for feedback from those who have attended so please let me know any experience you guys and girls have had with one of Than’s seminars.

My question to the real estate investing professionals and any other seasoned investor would be: what would you do if you was 20 years old again?

My reasoning behind this question is because I am 20 years old and I am looking to enter the real estate investing world. I am looking to start small and scale t a long term successful investor with holding of large office buildings and retail shopping centers.

In order to accumulate these assets I first need to start small and grow my knowledge, experience, and bank account.

Is it best to start of by flipping houses and using the profits to fund buy and hold rental properties or it is best to start out by buying rental properties and using the cash flow to purchase other properties. I have also heard the term wholesaling.

I would like to hear some feedback from those who understand the market and willing to answer the question: what would I do if I was 20 years old and wanting to start investing in real estate for long term success.

As a young man with dreams to own a large portfolio of commercial real estate what would be my best start out path. To use the money I have now to buy residential and then scale up to commercial or to save up my money to dive directly into commercial. Any and all advice is greatly appreciated.
