What I'm looking for

I am specifically looking to help anyone who is actively involved in the real estate industry who may work with rehabbing, flipping, and managing. It is my goal to gain an increased understanding to prepare myself for future investment endeavors.

About me

I work two jobs currently, but my main job will be ending mid-May so I will have a lot more free time to use for other work. I am currently meeting with a Berkshire Hathaway realtor in Point Loma to learn about real estate but I am searching for other opportunities to help grow my knowledge by using ground level experience.

I am scheduled to go to my first REIA meeting this week on Wednesday, but I would love to go to a free meetup! I am in the National City area.

Your best course of action would be to contact a realtor in the area you want to purchase in. They will be able to give you sale and inventory information for the general market within seconds. They can even give you more detailed information for each neighborhood and how long properties are staying on market for each. Realtors are your best friend when you know nothing about another market. And, they are more than willing to help a potential buyer for free when it could lead to a long lasting business relationship, or at the very least a referral fee or commission. I just contacted a realtor in the Phoenix area to help me with some questions I had about the market. Not only was she able to answer almost all my questions, she is connecting me with a lender in the area that she knows.

Find some mentors in your area that you can physically meet with and talk to. I started meeting with a realtor in my area weekly to help her with monthly mailers and organization. In turn, she answers any questions I have and is going to help me work out analyzing a deal and tell me her thoughts when we meet next. Who else to listen to, as well, because the realtors on the ground who have been in their field for 10+ years will know the market the best.

Even if the realtor you meet does not specialize in what type of real estate investment you want to do, you never know where those connections could lead and once you get into the broker circle you are in the circle and can build relationships with other easier.
