Hi everybody,

I am a young aspiring Real Estate Investor and I am wondering if one of you pro's could explain to me a good system for figuring out your ROI after PITI? Also can you explain to me an example of how to figure Leverage Ratio? I am really excited to be on this site! All this sharing of valuable information is wonderful. Thank You Very Much!

Thank you Brandon and Mehran! I am glad to be here! Right now I am focusing on single family houses 3 bed/ 2 br in Reno, NV. I am building monthly passive income so I can leave my company (Schlumberger)and focus on long term capital gain flips and continuing to build my cashflow properties.

Thank you guys for your replies. Sounds like I will just have lender verify payment history when I go to take out a loan or refi. Also I am not in the position to switch note service as it was the sellers choice. Thanks again.

Hello,

I recently just purchased a property where the owner financed and carried the note for me. I am wanting my payments to be reported to the credit bureau's. However the note service company we are using does not report these payments. Is there any other options for me to get these payments reported so it can benefit my credit?
