Thank you all for the response. 

The roofer who did my job is not answering my calls or messages. I used Alaskan Armor to do the roof.

I have a shingle roof and upon inspection of the attic, the water has penetrated the underlying wood and studs. I have tarped the section of the roof that I believe is leaking. From the roof surface its hard to identify where the water is finding its way through.  

I am also having a hard time finding a roofer to come and address this issue. I was going to notify my home owner insurance and go through them. Feeling pretty helpless right now as we are expecting more rain and winter will be here in few months.

I had my roof replaced in 2020. We just had a heavy rainfall over the past week and my tenant notified me that their is water leaking through the ceiling into their laundry room. I checked the attic and and there is water damage from a 2 year old roof! There is no external damage i.e. tree falling down etc...

Who do I get involved to get the roof repaired? The original contractor who installed the roof? Or someone else to address the issue asap? I was also told at the time of installation that the shingles have a life time warranty, not sure how that comes into play here. Additionally, can I hold the roof installer responsible for the water damage? Has anyone ran into the same issue? Appreciate any insight.

Recently bought 4plex property, owner occupied and inherited tenant. There is a father son duo living in one of the units (2beds,1bath), who pay rent on time and are generally good tenants. Over the summer one of their family member started staying in the unit. Thought it was temporary. I found out he has been sleeping in the garage and basically moved in. I inquired and tenant wants the family member to stay with them until end of lease, they plan to move out at end of lease as they plan to purchase a house. Tenant claims the new member is "under disability" and should be considered as their dependent. Given everything going on with COVID, unemployment etc... I want to give them the benefit of doubt. *All individuals are above 30. I understand the 3rd person needs to be on the lease if I decide to let him stay. 

Questions for the BP community:

1. Should I allow a 3rd person in a Unit intended for 2 people. Given that the unit is occupied by 2 adult males I doubt anyone will be willing to share their room with another adult. I researched but I couldn't find any

2. Should I charge additional rent? I am not sure if this 3rd person has a job. 

3. What would you do in this situation

@Keenan Fitzpatrick great point on the "low down payment owner occupied loans ...."move up" in quality of life". I had to grill in that in my head. I would love to discuss more, will shoot you a dm.

I am a first time real estate investor in Anchorage AK. I was wondering about purchasing a 4 plex vs. duplex property for a first purchase with a FHA loan and owner occupied. Good 4plex's (good condition, location & competitive rents) in Anchorage are usually 450k & up. Duplexes range from 350k - 450k for the same criteria. I know it comes down to how the numbers look but given the current situation (low interest rates, uncertainty in the economy with regards to recession) I am torn up between purchasing a 500k & up 4plex vs. a 350-400k duplex. Additionally Alaska's economy is heavily dependent on oil prices and oil prices are currently in the gutter. All in and all there is too much uncertainty.

Any insight or comments/questions would be appreciated. Thank you.

Any fellow Alaskans on BP network? I am a first time homebuyer based in Anchorage Alaska. I heard Alaska RE is different than L48. How much do you agree with that statement? Any Alaskan would know that RE especially around the Anchorage region more or less has been steady in the past 6-7 years. Even during the oil bust, which resulted into a lot of layoffs. Would love to hear your thoughts on RE in Alaska especially around the Anchorage regions. Also look forward to growing my network & meet fellow REI Alaskans.
