Understood @Patrick Britton . So, am I to assume that what a multi family is listed for on the mls is essentially priced correctly, and I shouldn't make a smaller offer? for instance, there's a 4-plex in lake taps,WA  that was recently renovated. Although, the roof was installed in 1992. And I'm not sure what type of roof it is. Hoping that it's a 30yr roof. If not, I'll expect to pay capex sooner than I like after purchasing property. So should I deduct that roofing replacement fee from my offer price? 

FYI...my apologies if I'm wet behind the ears. I'm a very new investor to say the least.

And yes i would love to find a multi family in Renton under 500k. Which is possible if I could put in an offer for 70% of its arv minus repair costs. I have a real estate agent buddy of mine scanning the MLS for potential deals to put in offers. So until then, it will be a waiting game since I haven't really invested in direct marketing to find absentee owners for deals.

I wanted to know if anyone had any suggestion for purchasing my first multi-family rental property? I've been listening to a lot of the biggerpockets podcasts. It's really inspired me to invest in multi family homes vs sfr. And I already have one Sfr rental property prior to discovering biggerpockets. I really want to house hack into a 8-plex in my area. Which I live near seattle, WA. I'm a military member and I qualify for a va loan. I used this to purchase my first rental. Then I refinanced that home to free up my va loan to use again. Is it possible to use my va loan to purchase a multi family in the range of 500k and live in one of units, or no? Rents in my area range from $1100-$1600 for 2bd 1ba units.

I listen to the BP podcast all day when I'm at work. I'm on episode 61 now and I have 150 more episodes to be caught up with the present. After I'm caught up I'll start watching the videos. Which I believe the videos are just a rehash of what they go over in the podcast. But it will probably be good for me to watch anyway.
