Investment Info:

Single-family residence wholesale investment in Prairie Grove.

Purchase price: $82,000
Cash invested: $2,000
Sale price: $95,000

Purchased a house did some demo then sold it to another investor

How did you find this deal and how did you negotiate it?

On the MLS and I won the deal over a cash buyer

How did you finance this deal?

Conventional Bank

What was the outcome?

Made a short term profit and was able to buy my next project

I purchased 1/2 of a duplex with and inherited tenant till the end of the year paying way below rent but I paid 55k and it will need about 10-15k of work. I am talking to the owner of the other half and hopefully will be able to purchase that as well. I am currently working on an extensive renovation of a SFH 3/2 where I will be splitting the lot and selling that for a profit. Both were MLS purchases

Just wanted to throw out that it won’t be Biden as president it will be whoever he picks as V.P. and if they get all three branches it will be an issue.

I was wanting to do a similar thing myself.   I do have some experience with how they could work in Tennessee.  I would love to talk with you about this.  I will be attending the bp conference next month.

I am looking to rent my current home and move elsewhere.  I have a potential renter and I have 11 years left on the current mortgage. the current mortgage payments with all taxes and insurance is $826 and the renter is paying $900  Would it be smarter to refinance the property for 25-30 years to lower the mortgage payments so I can keep the $200 per month savings and take out the current equity up front?
