I have been offered 32 unit Mini Storage. 
After closing cost  I’ll be at 250k. 
built in 2017. 

2600.00 MO income. 
rents can be raised some not much right now.

My thinking is the storage unit at 2600 mo is much more wiser than 54k in the money market at 5.2 %.

Pretty basic question. Trying to decide which route to take with that amount. Considered buying apartments or building storage facilities. Its not doing much sitting in the bank/ stock market/money market funds.

I lived in Helena for a bit. I travel to Missoula area hunting each spring. I have also been open to the idea of investing there! I have been looking myself. 

If you were to start developing where would you lean? I am currently in the furniture industry and I have rental properties as well. I’m looking to roll some of my income from the furniture industry over into real estate. I am torn between which side of real estate development. I am looking at Smaller metal buildings like 30x50 & 40x60. For shops or other uses, also looking at duplexes ( I’m finding it hard to cash flow a new duplex with the cost to build currently ) maybe I’m wrong? I’ve also debated building single family homes and selling those, I do not have a contractor license. Located in NW Alabama. What would you do??

When purchasing land or rental properties can this be a deduction ? My LLc is primary over our retail business and we were hit hard with owing quiet a bit of taxes around the sum of 48,500.00 for 2019. I’m trying to think ahead for 2020 on what could help us out by not owing Uncle Sam so much at the end of year..
