I wish you the of luck, but 121k is crazy high for this area. 3 blocks or so west its a war zone. If it was closer to EDDY, and North maybe 100k,  

BTW the new owners' taxes are going to be about 1500 more then yours, 

890 hmm, what about lawn snow, repairs, well I was only off doing rough numbers by 80 bux a month, pretty good LOL, 

Although we are in some disagreement about this. I love the insight and perspective of you. My goal is not to keep investing in these dilapidated areas. I am 27 with 3 properties, I eventually want to get into apartment buildings. On my next deal I would love to run it by you.

Hello,

I purchased a duplex for $75k and it rents for $1,375. The property is professionally managed and rents are rising in the area. Next year we will be able to reach $1,500 to $1,600 in rents. A new opportunity has arise and I am willing to sell it for a 12% cap ($121,000).
