Any suggestions on which method is a better way to furnish a rental property?  I am debating whether to use a dedicated business account that is funded to ensure proper tax records vs using a personal credit card so I can accumulate points.  If I maintain proper records I can't see why the personal credit card is a bad option.

Any opinions?

I am in search of a good real estate attorney in the Phoenix, AZ area.  I am looking at purchasing a 2nd home for vacation/rental options and need to secure a good real estate attorney.  Primary areas I am looking at (if that makes a difference) is Glendale, Goodyear, Avondale, Peoria, or Surprise.

Any suggestions or recommendations for a real estate attorney that works primarily with residential?

I know the general rule is to stay away from HOAs if possible.  However, if I find a property that I really want to purchase any advice from those in the Phoenix area on which HOAs are more stringent on their CC&Rs as opposed which seem to provide more leniency & flexibility?  Curious as to how by the book some are vs others.  The areas are Glendale, Goodyear, Tolleson, Avondale areas, so west Phoenix proximity.

Hello,

I am considering the idea of purchasing a multigenerational home so my wife and I can use it as a part-time vacation home in which we would use the in-law quarters with separation from the main house via locked door.  The remainder of the house we would do short term or mid-term rentals.  

Just curious, anyone here done this type of thing before?  Pros/Cons?

Looking to buy a STR and partial vacation home and working with a realtor but found a property that is being sold by Offerpad. Anybody have experience purchasing through Offerpad? If so, what has been your experience? Pros/Cons?

Purchasing new is going to come with a higher price point vs existing housing stock in pretty much every neighborhood in an apples to apples comparison, unless the existing home has been fully renovated or has some amenities that are better than the new build.

Where are you looking to purchase? HOA's and STR's typically don't go hand in hand so you may be better off buying in a neighborhood where you are not beholden to HOA rules and restrictions.
