I am looking for a community bank in Columbus, Ohio that works with investors. I have 5 rentals and I am looking to possibly refi them to get some better terms. Does anyone have a person/bank they have worked with that they feel had competitive rates and also competitive closing / appraisal costs?

I use an attorney that only handles landlord issues. I've done 6 evictions in the past 10 years and none are fun. Having an attorney is well worth it to me as he makes sure everything is properly put together and he knows every judge.

I have been using videos for years via YouTube. It really helps cut down the need to show to prospective tenants. I use my iphone and/or iPad. I post them on my website and direct all craigslist ads to that page. I also direct all prospects to it when they call from the sign in the front yard. I have found it to be the best way to only need to show to the really interested people. Good luck!

The scammed lady just called me back and said she originally started all of this on the website, YourRentToOwn.com. She said that is the original site she went to that statrted all of this.

Hello fellow investors. I just got off the phone with the victim of a scam on people looking for rent to own houses.

Basically, this lady had started some 7 day trial with a company for finding rent to own homes. When she called them to cancel before the 7 days were up, they at first hung up on her, then they told her she had to go to rto4you.com (my website) and call the number on there to cancel. I told her to immediately call her CC company and also contact her State Attorney General's office.

I have had voicemails in the past 3 or 4 weeks from people either a.) looking for rent to own properties in various states (I only invest in Columbus, Ohio) or b.) wanting to cancel their trial membership.

This is the first person I have actually been able to get a hold of live so I was pretty bummed to find out some scammer was using me to run their scam.

I just put a scam alert on my website and hope this will save some people the headaches a scammer can cause.

The scammer phone number she called was 877-468-9238. When I googled it I see it is tied to a "fake" company website for credit repair, rent to own and auto loans.

Just wanted to get this out to the community. Has anyone else ever had this happen to them?

Kurt K. Can you please tells what Virtual Assistant Company you are using? Are they working out well? I am very interested in this as my buddy uses Buildium also and I am helping him get more organized and building his systems for him.

I just saw this on the internet... As an Ohioan and Landlord, I am appalled at the immature actions of this landlord. While we may feel like doing this to some tenants, this is just ridiculous behavior. What are your thoughts?

Michael Rossi summed it up pretty good. A big one for me is that this is a business and you MUST be prepared to be demanding and firm but fair with your tenants. Patience is also critical. I would rather take 2 months to find the right tenant, rather than just finding a warm body to fill the property. Because that warm body will soon turn cold and a nice eviction will follow.

When my water heaters have went out in any of my houses, I just lease one from AWHR. I can get a 40 gallon tank installed with and maintenance and service calls included for $11.00 a month. I just add it to the rent when I have a turn over or rent increase to the tenant. So far this year, I have had 4 calls from tenants and had to have repairs.
