I'm a huge Dave Ramsey fan. I followed his seven baby steps and still write a budget every month. I would say the answer to your question depends on your financial situation and your personal goals. When I first decided to become an investor I thought I would buy every property with cash. After learning the business better I realized the power of creative financing. 

I would recommend at least getting through baby step 3 before starting to invest in real estate.

Thank you everyone for your words for encouragement! I'm closing in on my first deal (hopefully)!

@JJ Buckner I haven't necessarily determined a specific area (I know I need to).  I'm just analyzing as many deals as possible to better learn how to do it. I'm ready to pull the trigger as soon as I find the right deal! Excited!

@Dan Krupa, I am looking to buy and hold. My purpose for investing in real estate is to build wealth (and make some money along the way!).
