Todd:  I have been looking extensively in the area for existing and the numbers just don't work for me.  The risk adjusted return just isn't where I would like.  I am looking to build as I have a partner that builds houses and would transition over to building apts.  

I am in the process currently at evaluating the project from several angles.  Apt plans/composition, market analysis, projected rents etc.  Then I will see if we can work backwards and come up with a construction cost and see if the numbers work.  If not, I will continue with index funds and syndication.

Hi.  I am looking to build an 8 plex within the next year.  I have invested in syndicated real estate in the past as well as owning a storage unit facility.  This will be my first experience with a direct ownership 8 plex.  Does anyone have a good resource for building plans for an 8 plex.  I was thinking of making them all 2 bed/2 bath.  Any thoughts if I should sprinkle in 1 or 3 bedroom units?   These will be located in a midwestern city of about 300,000.  

Any thoughts on this project?  I will start with some plans I like, then run some numbers with a contractor to see how they fare.  Thank you very much for your input!
