I'm trying to find a better list provider than List Source.  Anyone having success using something else?

Any tips and tricks on finding motivated sellers and off market deals would be awesome!

The ARV would need to be $165,000 with a rehab cost of $55,000 for this to be a good deal. ARV x .70 - Rehab = MAO (Maximum Allowable Offer)

Wes I am an associate broker and business development executive with Alabama Rental Managers (a locally owned and operated property management company), and we are the leaders in Birmingham's single family property management. We have several clients in California who we assist in purchasing properties as well as managing them. Our sister company, Prominence Homes, builds between 250-300 homes a year across the greater Birmingham area, and roughly 15% of these new construction homes are built for investors as rental properties. I am searching for capital to build out my commercial space(s).. Private lenders and angel investors seem like the obvious choice, but any advice will be appreciated. My business is a groundbreaking new concept that is at its infancy stage but we are looking to scale quickly. The average annual NOI is 82% (This is not a typo) Average build out cost is between $150k & $200k per location.
