Hey everyone, if anyone is still interested, I found a company called "SingleKey" that claims they can offer this in all US markets.  I'll likely give them a shot.  They charge 5% of gross rent.  I can't really recommend them yet as I haven't tried them out yet, but at least there's an option. 

I've used Steady Rent and I think I pay like $50/month and have that split with the tenant.  But again, that company does not offer it in Memphis so I'm looking for a replacement service in the area.

I own a handful of single family homes in a few different states, and have "rental income guarantee" insurance with a few of them that covers me if a tenant stops paying rent, or damages the property.  However, the companies I use don't operate in the Memphis market.  Is anyone aware of a company that does offer this in Memphis?

I appreciate the feedback guys, thank you.  Those are all good points.  I'm just exploring what possibilities might exist at this point.
