@Patrick Brittany

Thank you. They cancelled on their end and we get $2,000 of the $7500 earnest money.

We listed our home as cash or conventional only. accepted offer for conventional. 5 days later we found out from the appraiser they are getting an FHA loan. Do we have any legal action we can take. This is not the only issue we have had with these buyers. We wanted to cancel on our end about 3 days in but didn't leave a back door out.

My fine tune BS detector in the red with every realtor I talk to.

I'm cashing out of an expensive market in order to invest in a more affordable one we sold our house through homie. But now I'm going to have to use a buying agent, and I just haven't found one that I think's telling any truth. Maybe I'm just a pessimistic butthead but maybe I'm not.

@Michael P. Thanks, I think I need to wrap my head around the leverage concept better. I live in a very expensive market. If I crack the levege nut I might be able to invest closer to home. Useful comment. Thanks

I'm looking at purchasing my first investment and I've got $100k cash. I'm originally from Ohio but have lived in Utah for twenty years. Doing my research I have seen several homes in the Cincinnati Columbus and Dayton area that I could buy outright and then Burrr. I guess the question I'm asking is pros and cons to the Ohio real estate market. I've already noticed that their property taxes are quite high. And a lot of the homes I'm looking at are older foreclosures that would need updating. I would appreciate any input from anyone who has properties in these areas.
