My partner and I purchase properties in cash in upstate NY, put them in our LLC, and look to BRRRR out of them. We like to rent them and then begin the apprasial process so I'm looking for no seasoning period. We currently own 17 doors and will look to purchae another 13 doors before the years over. We are looking to grow and will continue to do bigger deals next year.

Sample deal, 5 unit

-  Purchse price: $165,000

-  Rehab            $135,000

- Looking for 75% LTV

I've just purchase a duplex in the state of NY with an ARV of $100,000. It has been purchased in cash

I'm long term renting to section 8 tenants only.

I'm looking for lenders who have no seasoning period, will offer 25+ year terms. And will loan based on the rental income from section 8.

Does that exist?

Curently I've found lender than will loan for 20 year loans, 3.5% interest but reset based on prime numbers every 5 year.  They  have no seasoning period.

Yes, this is what I've been wavering on.  I think the entire cost of the project will be in the $90,000 range if I hire a very big and reputable company.  I think if I did it myself it would cost about $60,000.


What my friend did was hired a GC as a consultant but he actually scheduled the subs, bought the materials him,and applied for the permits.  The GC spent about 2 hours discussing everything with him on the phone and then did spot checks after every individual portion of the job was completed.  Paid the GC about $1,500 dollars for his time which was about 5 hours worth of work for the job and used his referrals for subs. Because my job is bigger I would likely pay around $3k for 8-10 hours of consulting.


I had to look up what a slump test was.

I want to read up on the scope of the work and things I would need to know but there isn't a ton of reading material for the novice. I'm not particularly set on which way I want to go just considering the option.

Looking to GC a pool and outdoor bar installation for my home. Looking for the do's/don't the up's and downs. Any books, articles or referrals to consultants.

I'm in South Florida, a friend on mind got a bunch of quotes for a pool and they ranged from $42,000-$50,000. He subbed out the entire job and did it for $30,000.


I'm thinking about doing the same but wanted some resources to help me make the same decision.

@Eudith Vacio   I don't have all the details about the exact dates yet.  (I'm not sure they've been announced).   It's in Chicago in July and for every day of the event.  I believe it's 3 days.  

I booked this even for Miami in November 2019 but couldn't go and couldn't sell the tickets.  Tony Robbins allowed me to transfer the tickets for Chicago and attempt to sell them.  I'll message the representative at the company to get all the details and will get back to your shortly.

I'm looking to connect with Short Term Rental hosts in Raleigh/Durham, NC. I have a connect with a staffing company and am looking to move in to that market. From what I've seen on Air Dna in Durham the market does not make sense as a STR but better as a LTR. But maybe I'm missing something?
