Hi All,

I just finished reading a book, recommended by Brandon Turner, called, The One Thing: The Surprisingly Simple Truth Behind Extraordinary Results by Gary Keller.  If you haven't read it yet please pick up a copy!

I'm curious what other BP members consider the ONE thing you can do in 2015 for your RE investments such that by doing it everything else will be easier or unnecessary?

Thanks for all the feedback and suggestions!  I currently live in Chicago, however, am from the Des Moines area so I have plenty of family and friends still in Des Moines.

Growing up in Des Moines and having good connections in the city is the reason I am looking to invest there.  I have a Des Moines family member who is involved with real estate investing and am using him as a mentor/coach.

Like @Jay Hinrichs said, the inner city deals are tough.  Chicago is an expensive & competitive market and I'm not too familiar with it.  Therefore, I feel like I'm at a major disadvantage in Chicago.

Based on the feedback, it sounds like I should complete my teambuilding and build relationships with partners (banks, etc.).  Can you join out-of-state real estate clubs? Is that beneficial?

@Adrienn Czako thanks for the tips! Interesting ways to collect rent and to do a "check-up" on the tenants.  I would never imagine a bug exterminator being apart of the team but it sounds like a great idea!

Does anyone with experience searching/buying rentals out-of-state have any tips?  Obviously, it can be difficult without being close to the property.  Please leave some thoughts or suggestions!

Hey All,

I'm new to the BiggerPockets network and RE in general but I'm eager to learn and would love any tips and tricks as well as meet some other motivated investors!  

A little bit more about me below but please feel free to reach out with any tips or questions about me!

Why I want to get involved with RE: 

The reason I want to get involved with RE is to gain financial freedom (or Absolute Financial Freedom per Tony Robbins) and make a difference by giving wealth back to the community.

RE interests:

  • Buy & Hold
  • Fix & Flip
  • Markets:
    • Chicago, IL
    • Des Moines, IA
    • Iowa City, IA (Go Hawkeyes!)

What I've done up to this point:

  • Read different BiggerPockets Blogs and Forums as well as listened to some podcasts
  • Read a couple books for tips and motivation:
    • Rich Dad Poor Dad
    • Money: Master the Game by Tony Robbins
    • Miracle Morning
    • The One Thing: The Surprisingly Simple Truth Behind Extraordinary Results
  • Currently reading J Scott's The Book on Flipping Houses

Concerns:

  • I'll need to buy with little money down
  • I could potentially be buying RE from markets where I do not live
  • How to sort through all the BiggerPockets material (including blogs, forums, etc.)
