@Jeff Greenberg total newbie here but just looked at a commercial proforma in LA with a much more experienced investor who pointed out exactly what you're describing. And the lessons continue haha!

Thanks for this post @Karl B. As a newbie, residing in LA and open to relocating, I've been exploring the same options. It seems like North Carolina is the place to be though too far from family for me. Having previously lived in the Seattle area for a brief period, the Pacific Northwest feels like a great option but still pricey near the metro areas. 

I'll also like Texas and obviously Austin is great but doesn't seem like a great investment area anymore. I've been looking at San Antonio and wondering why no one mentioned it. Maybe it doesn't hit all of the criteria but definitely appears to be a great city with affordable real estate. The missing piece here is that I've never visited so BP'ers please shoot this post down and prevent me from moving to a terrible place.

I'm looking to get a baseline for the financing I can potentially get approved for to help narrow down my search criteria. I asked a broker at a local real estate meetup last night if a pre-approval application would impact my credit score. He responded that they could do a "soft" pull that would not impact my credit score but to get a more accurate/full pre-approval they would have to do a "hard" pull on my credit which would have an impact.

For a newbie investor, how would you recommend shopping various brokerages to get the best financing while minimizing the impact on your credit score?

Hi all,

I'm interested to hear the various strategies  real estate investors are using zoning regulation to identify investment properties with value-add opportunities. Currently looking in Southern California, specifically Los Angeles, but would love to hear how you make it work in your market as well.

Thanks, @Bradley De comarmond  I'm thinking I'll start with exhausting all options for local investing, focusing on anything that could make sense to house hack. I'll definitely keep in touch though as it does appear that cash flow will be tough locally.

Hi everyone,

My name is Chad and I live in Long Beach, CA. My background is in Accounting and I currently work as a Business Process Consultant for an Accounting firm. I would love to eventually transition to a full-time real estate investor but that's more of my long term goal.

In the short term, I've been reading and listening to the BP podcast as much as possible while building my cash position.  I'd like to house hack a duplex or other small multi-family as my first jump into real estate but I'm also open to exploring how other experienced investors make it work in the dreaded Southern California market.

I would be thrilled to put in some sweat equity or shadow a more experienced investor to gain some hands on experience and share knowledge. Or if a coffee or beer is a better start, it's on me.

What's the best approach to vet the tenants you will inherit for potential investment property? I'm in the Southern CA market. Thanks!
