@Rick Santasiere Nice analysis and post.

I like your line of reasoning and it's wonderful for the gambling type. In the end for me personally it came down to the fact that there is absolutely zero certainty that the government will contribute in any way. The most they've actually done is try to get insurance companies to pledge some dollars generally towards the cause, and only a few of those insurance companies have actually committed. The state is broke, FEMA is just speculation. Banking on the government to do something, even if it sounds like a good chance they'll act, is just too much risk for my taste.

I'm uncomfortable with disclosing that specific information. A search in the eastern CT area would definitely yield you some results. These homes are popping up all over the place. 

Regarding the four plex yes, I am planning on living in one of the units.

@Rob Lee I haven't been as active on BP but I have my first deal under contract, a four plex in the Simsbury area. I'm looking to invest in the greater Hartford area as well as parts of eastern CT.

Nope, did not end up doing this deal. There were problems with lending and lots of grey areas for insurance. Looks like the HOA is waiting for the state to act before spending a bunch of money.

I have a four plex under contract and will be doing that deal instead. Much better.

The foundation is what holds your house level., the earth/ground moves every so often in years.

 Thank you for your opinion as a contractor. I am severely leaning on getting out of this property.
