I would reinvest in real estate. Obviously not sure on what exactly, but hopefully a multifamily or two.

Thanks Dustin. Yes - I connected with a local real estate tourney and he said the same thing. The three parts are the legal documents, survey, and architect plans. I was given the ballpark number of $6k-$8K, but planning $10K just to be on the safe side. I was also told that the process takes around 4-6 weeks. The location we are looking to do this in is Italian Village.

Hi Everyone - I am new to the investing game and really just trying to get my feet wet. I am debating whether I should keep and rent our old house (closed on the new house this week) or take the profit and put it in something else. The house has a mortgage at $193K that we just refi'd this year (originally paid $235K). With the mortgage, taxes, insurance the mortgage is $1,360. I know I can comfortably get $2,195 from a good tenant but am being told that I could sell for around $350K. Am I better to take the cash and put it into something else or let it go and take the cash flow every month? I do have a heloc on the property ($0 balance but have access to $80K on it).

When you say expensive? Are we talking ballpark like 5k to 10k a side or more/less?

Looking to convert a duplex into individual condos in Italian Village (Columbus, OH). Does anyone have experience in this and know what all it entails?
