@Cheryl Mack. The lead generation I am getting are in Oregon / east Toledo and just west of downtown. The cap rates are amazing in Oregon if you buy and hold but I could not manage myself. Who do you use for property management?

@Mitch Messer the investors are buying at $3-5,000. Is it realistic to think people will sell houses for 0-$500 that are distressed? This is my struggle, with the leans leaves little to no room for margin.

The top 10 cash transactions on single-family homes in Toledo, Ohio are neighborhoods that retail for $15-30,000 per house. I have sent out yellow letters and put up bandit signs and most that are calling are either underwater or would have to pay me to take their property as it would only bring $3000-5000 in the current condition. Can you make money in markets like these wholesaling? The cash on cash returns to rent is amazing but who would want to be a landlord in F class neighborhoods? 

@Jacob Lapp these are all great stocks that are paying nice dividends. Technical analysis says we have more downside to go but like all investments it’s when you have to sell it? 5 years from now if you buy all of these stocks 1k each you’ll be a hero. In a month or two you could be a zero...

Hello, I know I could learn most of this info from bigger pockets but I am looking for a course that gives me a detailed plan with an experienced mentor that can assist with any questions. This course cost $5,000 for 90 days. I am in Ohio, they claim this is a good market and wholesalers can average $7-12k / deal. They also claim they have a 70% success rate to close the first deal. I hope to hear your feedback!
