THANKS @Frank Patalano Just takes a little foresight and a bit of an eye for what's coming down the pipe. Most people have this sense, but fail to use it.

Add in San Pedro and I'm in. San Pedro is hands down the most exciting neighborhood for investment right now in my opinion.

Cody if you're looking for a house hack or buy/hold I would def be looking in San Pedro. There is an explosion in Public/Private investment in the waterfront, SpaceX is moving to town, and the area is catching all the overflow from the south bay communities of Redondo/Hermosa/Manhattan. I could honestly see some properties doubling in value over the next 5 years.

Gonna have to agree with @Mo Brentwood

Redondo is kinda risky right now as I think its closer to a peak. If you're looking South Bay San Pedro is the only sane option.

San Pedro is Venice in the 80's mixed with Highland Park/Echo Park/Silverlake's hipness. Add the San Francisco like views on the hill parts. Anybody who got in to the game in Pedro 5 to 10 years ago is already stoked. Anyone thinking about jumping in better do it quick. But what do I know, I'm just a dude who made some money on property in Venice when it was the laughing stock of the beach communities.

DUDES. Big ups to everyone here for acknowledging THE most under-appreciated real estate market in CA. Also happenned to hear from a little bird that Elon Musk is bringing back the shelved deal to bring SpaceX to San Pedro. This could be bigger than Highland Park. We might be looking at a Highland/Echo Park/Silverlake/Venice mash up baby. I should know. I bought in Venice in the 80's and everyone laughed at me. They didn't laugh when my house sold for over a mil.

The incentive is kind of a joke. Really just a financing package that you may or may not be able to get a better rate on yourself. If you're R2 better off just building another full unit.
