Hello,

I have a triplex under contract, but my financing wont go through because its in bad shape. 

What options do i have to finance the property with the seller? Other options without the seller. 

It requires about $60k in rehab, and I want to get some cash from the seller or a bank for that. 

Any ideas?

I am looking to buy a SFR in Washington county and yamhill county. I am having an extremely difficult time finding any deals on the RMLS (due to cash offer w/ no contingency people running around buying everything) Does anyone know of any good wholesalers, bird dogs or the like that I could get in touch with? That would be greatly appreciated! Thanks.

Yes, that is a good point @Brent Coombs, the rent for me would roughly be $1000 per month. I also have a buddy of mine that is going to be renting one of the rooms in my place paying around $600 a month. I also have 2 other people interested in renting the other side at $600 a month including all utilities (paid by me). 

I feel that this deal would be a good one, I don't know if I am bias or need to look at it from a different angle.

I am able to come up with a good down payment, not a large one, but enough to secure a loan. I was thinking of building a 4-plex, but having each be separate "condo" like units that i can sell individually later. Thanks for all the replies!

I also have a loan at 3.5%, no down-payment (VA loan). I am putting $15,000 of my own money towards the renovations.
