The issue is that the rent relief keeps telling me its pending so I don't think that counts as no activity. I actually am going to evict for a different reason. My tenant apparently has 6 dogs and some cats over there and the lease says 2 dogs. She responded by saying when I moved in you said that the cats weren't a problem which I never said or couldn't imagine I would of said, it's not written anywhere. The dogs she hasn't replied back and most likely will deny and just move them if I come over. My next stop is a lawyer so I do this the right way.

I got the initial rent relief in California and my lazy tenant is taking that as a free ride tell god knows when. I applied in may and got paid for rents jan-may 2021. It only took 1 month to process me and pay me for that. Now its December and I haven't been paid for half a year. they already have all my information all the tenants information but nothing is moving. the part that pisses me off is every time I call they won't give me any information. They won't give me the case managers information, someone emailed me asking for my ledger which I sent 3 months ago and now they want it again as if they lost the first one. I emailed this person back but they will not respond. All I want to do now is evict my tenant but i'm in the program so I cant evict anyone for non-payment while i'm stuck in limbo.

I think you can evict them now. I actually think you could of evicted them for not participating in the program they have to provide a letter to you within like 2 weeks saying why they need relief. I'm no lawyer but one could clear this up.

My tenant stopped paying rent because of covid-19 now and I wanted to point them to rent relief programs in California. So far I called the health and human services in my county and they said they are out of money and to call back in a month. I read somewhere that the red cross some times helps out with rent. There was a bill "Senate Bill 1410" but it looked like it died

Any ideas on how I can can get direct relief as a landlord or how my tenant can get relief so I can collect rent again? Any any ideas welcomed.

I was wrong property tax in Wayne county is 4.1% for non-homestead houses. Ohio is looking more attractive for what I want to do.

Well Drew I'm just looking for a rental property in an area that isn't over run with crime and blight. On the other hand I'm not really interested in houses where i'm barely breaking even hoping for appreciation. I briefly looked at the areas that Andre pointed out (thanks Andre) and there seems to be some nice returns in those areas. I'm well aware that neighborhoods can go from good to crap in a matter of blocks so my next step is to keep researching, find a knowledgable RE agent, property management and then do more research.

I presently have a rental in California ( I live in California) and it seems that the price to rent ratios in California doesn't look that great here anymore. So lately I've been looking at listings in Detroit where it seems better. I don't know the neighborhoods but have read up that bagley is not to bad but it looks like I might of missed the boat on that one. Houses there are going around 100-150k but the rents look to be 800-1000 range so that isn't to great. anyone have any suggestions for other neighbourhoods in Detroit? from what I can gather the tax rate for out of state investors is a whooping 2.6% is that correct? Anyone know a reputable property management company in Detroit.

Any other cities recommended for rentals? specifically the neighbourhoods in those cities. I'm looking for something in the 50-120k range so I don't have to put to much down and tie all my money up in one property.
